From brownfield plot to a distinctive residential address in south Milan

In the Stadera district, in the south of Milan and within easy reach of both Bocconi University and the European Institute of Oncology (IEO), a disused plot on Via Felice Perussia is transformed into a contemporary residential building. The neighbourhood combines a historic residential and industrial character, now undergoing progressive regeneration, with a remarkable green setting between the canal network and the Parco Agricolo Sud. The architecture is defined by a faceted plan, whose angles multiply and chase one another without ever resolving into orthogonal faces, and by perforated, suspended surfaces that lend the elevations lightness and depth. Homes range from studios to two-bedroom apartments with private terraces, complemented by a welcoming lobby, cellars, bike storage and an underground car park. Conceived for both the rental and the sales market, the scheme responds to sustained demand from young professionals and the academic and medical communities, bringing a flexible, high-quality residential offer to one of Milan’s most dynamic southern neighbourhoods.

A single mandate spanning entitlement, delivery and final capital realisation

RED12 holds an asset, project and development management mandate on behalf of the owner, overseeing the scheme from the building permit through to completion and market launch. Its responsibilities span the appointment and coordination of the design and technical teams, the management of the permitting process with the relevant authorities, and the close supervision of works on site against programme, budget and quality requirements. In parallel, RED12 shapes the commercial strategy alongside the owner, carefully calibrating the balance between units held for rent and units released to the sales market in order to optimise both income and value. Once the building is operational, RED12 oversees the ongoing management of the rental component, from tenant selection to day-to-day asset performance, supported by structured reporting on progress, risks and key decisions throughout the entire investment horizon.
