A historic production site, carefully repositioned for its contemporary use

Founded in 1878 at the confluence of the Brembo and Adda rivers, Crespi d’Adda is one of the best-preserved company towns in Europe and has been a UNESCO World Heritage Site since 1995. Conceived to accompany every stage of its workers’ lives, the village still revolves around its former cotton mill. The complex brings together shed-roofed production halls, elegant office buildings rich in terracotta friezes and wrought-iron detailing, and a hydroelectric plant that once powered the entire site. The scheme redevelops and re-functionalises the mill into a contemporary corporate and technology campus, carefully restoring its historic fabric while equipping it for new uses. Office space and a next-generation data center are seamlessly integrated within the heritage buildings, while a museum area and visitor services open the site to the public and celebrate its industrial legacy. Delivered within a Programme Agreement with local and regional institutions, the project gives new purpose to a true monument of Italian industrial history, where conservation and innovation share a single vision.

Navigating heritage constraints while retaining full control of every phase

RED12 acts as project and development manager for the redevelopment of the former cotton mill, overseeing the scheme on behalf of the owner across its full life cycle. The mandate covers the appointment and management of the professional team, the direction of design development and procurement, and the supervision of works on site against programme, budget and quality requirements. Given the protected status of the site, RED12 leads the ongoing dialogue with the conservation authorities and the institutions party to the Programme Agreement, ensuring that restoration works and new technical installations progress in full compliance with preservation requirements. Structured reporting provides the owner with complete visibility on progress, risks and key decisions at every stage of the project.
