A five-star hotel and private beachfront residences on the Jesolo shoreline

The scheme replaces the existing structures on a beachfront plot with two independent buildings โ€” a hotel and a residential block โ€” organised around a shared underground level and connected by a public route running from the promenade to the sea. The hotel develops around a generous double-height reception and an articulated sequence of pools that step down towards the beach. A gourmet restaurant and lounge bar face the shoreline, alongside a wellness area with heated indoor pools, spa and gym, and a dedicated kids’ area with shallow water and play spaces. The residences are conceived as super-prime apartments, sea-facing throughout, with generous living spaces extending onto wide terraces designed as open-air rooms. The most exclusive units are served by private infinity pools overlooking the open Adriatic horizon.

RED12 acts as sponsor of the transaction, having led the operation from origination and structured every phase of the strategic and value creation process. RED12 is defining the capital structure of the scheme and the terms on which equity and debt are to be raised. Its responsibilities extend to underwriting, cost planning and funding strategy, together with the appointment and coordination of the professional team and the management of the planning process. Working alongside institutional and private capital partners, RED12 will retain project and development management responsibility through to completion and market launch, with periodic reporting to shareholders on progress, risks and key decisions across the holding period.
