Seven private residences rising above the Adriatic, moments from the shoreline

Located in Jesolo’s Lido district, within walking distance of the beach and close to a five-star resort, the project replaces an existing low-rise building on Via Dalmazia with a contemporary new-build development. The façade combines large-format porcelain stoneware, iroko wood soffits and frameless glass balustrades, giving the building a distinctive and durable architectural identity. Seven apartments are arranged one per floor, including a duplex penthouse, each with large terraces that maximise natural light and extend the living space outdoors. A complete development cycle, from structuring the vehicle to final handover

RED12 acts as sponsor, co-investor and project & development manager of the operation, investing its own equity alongside third-party investors and overseeing the scheme across its entire life cycle, from origination through to handover. Its responsibilities span the set-up of the dedicated vehicle, market sounding with prospective investors and the structuring of the equity partnership, as well as the selection and coordination of the design team and the management of the permitting process, which secured the building permit and the related planning agreement within ten months of launch. Together with the general contractor, RED12 closely oversees procurement and the supervision of works on site against programme, budget and quality requirements, with ongoing cost control throughout construction. In parallel, RED12 drives the commercial strategy, from pricing and product positioning to the marketing and sale of the units. Investor relations and structured reporting provide full, timely visibility on progress, risks and key decisions throughout the entire investment period.
