Set within 5.000 sqm of landscaped grounds framed by mature maritime pines, a short distance from Florence’s historic centre, the complex comprises three buildings. The team managed the operation across its full life cycle, acting as the sole point of accountability from origination to exit. The scope ran from location scouting, feasibility, acquisition and financing to asset management, permitting, project and development management and supervision. Leased at acquisition to INPS, the asset provided secure income throughout the holding period, while a hospitality-led repositioning was developed in parallel to unlock its full potential. The scheme preserved the existing façades and volumes, with the historic garden, new shared spaces and a rooftop overlooking the city as its defining features. Having established a clear path towards higher-value use, the team seized a timely opportunity to crystallise value ahead of the original business plan. The asset was divested in the first quarter of 2023, capturing the upside created through the repositioning strategy without incurring execution risk.
