Set on Corso Italia, in central Cortina d’Ampezzo, the asset was a 48-room hotel with over 75 years of history, renowned as the home of the celebrated Vip Club. Cortina’s selection as co-host of the 2026 Winter Olympic Games strengthened the investment case. The acquisition in 2021 was conceived from the outset for direct operation, with the asset’s value-creation programme involving an integrated multidisciplinary coordination across the design, engineering and construction disciplines. A comprehensive modernisation and expansion plan was developed to bring facilities and material standards in line with the expectations of an international clientele. As the repositioning gained definition, market interest in the destination created an opportunity to realise a significant capital gain ahead of the planned works. The divestment was strategically structured and executed, crystallising value before committing capital to execution. Under new ownership, the asset has continued along the trajectory defined under the mandate, culminating in a design-led renovation and its rebranding as Eight Cortina.
